About Urban Dwaar

Urban Dwaar is an independent real estate advisory platform operating in Mumbai, Thane, Navi Mumbai, and Pune, Maharashtra. We are advisors, not brokers. Urban Dwaar does not represent developers, does not receive developer commissions, and is not a registered real estate broker or agent under the Real Estate (Regulation and Development) Act, 2016 (RERA).

Our services include independent advisory consultations for home buyers, a MahaRERA project intelligence platform, developer track record reports based on publicly available MahaRERA data, and buyer-side property research. These Terms govern your use of Urban Dwaar's website (urbandwaar.com), tools, and advisory services.

Acceptance of Terms

By accessing or using Urban Dwaar's website, tools, or requesting an advisory consultation, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use our services. These Terms constitute a legally binding agreement between you and Urban Dwaar.

Services We Provide

Urban Dwaar provides:

(a) RERA Intelligence Platform: searchable access to publicly available MahaRERA registered project data across Maharashtra, including project status, complaint history, and possession timelines;

(b) Developer Track Record Reports: Urban Dwaar's independent assessment of developers based on MahaRERA data, including our proprietary Urban Dwaar Developer Score across five dimensions: Delivery, Compliance, Construction, Scale, and Confidence;

(c) Buyer Advisory Consultations: one-on-one sessions in which an Urban Dwaar advisor assists a buyer in evaluating a project or developer, comparing options, and understanding RERA rights;

(d) Property Listings: a curated directory of select projects across our operating cities, which Urban Dwaar has independently evaluated.

What Urban Dwaar Is Not

Urban Dwaar is not a registered real estate agent or broker. We do not list properties on behalf of developers for a commission. We do not represent developers in any transaction. If you purchase a property, you engage the developer directly. Urban Dwaar's role is advisory only.

Urban Dwaar is not a legal firm and does not provide legal advice. Urban Dwaar is not a registered investment advisor under SEBI and does not provide financial advice or investment recommendations. Our advisory opinions are informational assessments intended to help buyers make informed decisions, and are not a substitute for independent legal, financial, or technical due diligence.

Your Responsibilities

You agree to use Urban Dwaar's platform and services for lawful purposes only. You agree not to misuse, reproduce, or commercially distribute the RERA intelligence data, developer reports, or Urban Dwaar Developer Scores without prior written consent. You agree that any information you provide (including your name, phone number, and property requirements) is accurate and that you are the individual requesting the advisory service.

Intellectual Property

The Urban Dwaar Developer Score methodology, developer report format, scoring dimensions, and analytical framework are proprietary to Urban Dwaar. The RERA project data displayed on this platform is sourced from MahaRERA (maharera.maharashtra.gov.in) and is public information; however, Urban Dwaar's curation, organisation, enrichment, and presentation of that data is our intellectual property.

You may not scrape, copy, or redistribute Urban Dwaar's content or data for commercial purposes without prior written authorisation.

Legal Basis for Public Data Sources

MahaRERA Project Data

Urban Dwaar accesses, processes, and presents MahaRERA data in accordance with the mandate of public disclosure under the RERA Act, 2016 and the Maharashtra RERA Rules, 2017. All project information displayed on this platform is sourced directly from the MahaRERA public database at maharera.maharashtra.gov.in.

Applicable law:

  • Section 11, Real Estate (Regulation and Development) Act, 2016 — mandates public disclosure of all project information by promoters on RERA
  • Rule 3, Maharashtra Real Estate Regulatory Authority Rules, 2017 — requires registration and public disclosure of project details
  • Section 84, RERA Act 2016 — empowers MahaRERA to maintain a public database of registered projects
  • MahaRERA Circular No. 12/2017 — establishes the public website as the official disclosure mechanism

IGRS Transaction Data

Urban Dwaar accesses Maharashtra property registration data in accordance with Section 57 of the Registration Act, 1908, which makes registration records public documents. Transaction data is sourced from the Maharashtra Inspector General of Registration and Stamps (IGRS) public portal at igrsmaharashtra.gov.in. Individual buyer and seller names are not displayed on this platform in compliance with the Digital Personal Data Protection Act, 2023.

Applicable law:

  • Section 57, The Registration Act, 1908 — "Any person may apply for a certified copy of any registered document and may inspect and take extracts from any registered document." This provision makes property registration records public in perpetuity.
  • Section 52A, The Registration Act, 1908 (as amended) — requires Sub-Registrar offices to maintain searchable indexes of registered documents for public access
  • National Data Sharing and Accessibility Policy (NDSAP), 2012 — establishes a presumption of openness for non-sensitive government data

Limitation of Liability

Urban Dwaar's RERA data is sourced from MahaRERA and is presented in good faith. We do not guarantee that the data is complete, current, or free from error. MahaRERA records are the authoritative source and buyers should verify all information directly on maharera.maharashtra.gov.in before making any decision.

To the maximum extent permitted by applicable law, Urban Dwaar shall not be liable for any loss or damage (direct, indirect, or consequential) arising from reliance on information provided through this platform or in advisory consultations. All advisory opinions are provided in good faith as informational guidance only.

Modifications to Terms

Urban Dwaar reserves the right to update these Terms at any time. We will post the updated Terms on this page with a revised date. Continued use of our services following any update constitutes your acceptance of the updated Terms.

Governing Law

These Terms are governed by the laws of Maharashtra, India. Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of courts in Mumbai, Maharashtra.
